Expedited Permitting

NSB "Pre-App" Services
Our Planning Department, Building Department, Economic Development Department, Fire Department, and NSB Utilities staff are available to walk you through how commercial, industrial, or residential property owners or buyers can maximize their investment and avoid costly mistakes.
Annexation Fees Waived
The City Commission recently approved waiving annexation fees, zoning fees, land use fees, and advertising fees related to annexing commercial and residential properties into city limits.
Property Tax Exemption
In November 2014, voters approved a Tax Exemption program. The city adopted a property tax exemption program provided in Florida Statute 196.1995 for job-creating businesses. The tax exemption is subject to an application process and is considered for approval locally by the City Commission on a case-by-case basis. The tax exemption is available for "up to 100% of the assessed value of improvements to real property made by or for the use of a new business and all tangible personal property of such new business, or up to 100% of the assessed value of all added improvement to real property made to facilitate the expansion of an existing business and of the new increase in all tangible personal property acquired to facilitate such expansion of an existing business." Our staff can help eligible businesses apply for the exemption, but the exemption does not apply to land or existing buildings.

Referrals to Business Resource Agencies
We partner with a number of agencies offering a variety of services free of charge, including employee recruitment and screening, business planning, determining best available financing options, and accessing grant funds. These agencies include Team Volusia, the Small Business Development Center at Daytona State College, SCORE, Career Source, the Volusia County Department of Economic Develoopment, the Southeast Volusia Chamber of Commerce, Florida Virtual Entreprenuer Center, and the CEO Business Alliance.

We provide business planning information concerning commercial and industrial properties, demographic data identifying potential customers, traffic counts, and city-related questions.
