Comprehensive Planning
The Comprehensive Planning Section regulates orderly expansion through long-range planning activities and studying established uses to ensure continued benefit.
The Comprehensive Plan provides guidance for development over the next 20 years, decision-making for short-term land use, and regulations preparation.
Review our newly adopted Parks Master Plan, which will also by reference become part of the adopted Comprehensive Plan.
Land Development
The Land Development Section provides information on the site development approval process, analyzes requests to ensure compliance with Land Development Regulations, and makes recommendations on development proposals, special exceptions, variances, and zoning changes with potential to affect the general welfare of the City of New Smyrna Beach.
Planning & Zoning Board
The Planning and Zoning Board acts as the Local Planning Agency and advisory board that reviews subdivisions and site plans for compliance with City Codes.
Technical Review Staff
Technical Review Staff reviews site plans, preliminary and final subdivision plats, and Planned Unit Development (PUD) master development agreements and conceptual development plans.
