Development Services processes and reviews all proposed development in the City of New Smyrna Beach through its various stages via three distinct departments: Planning, Engineering, and Building.

City Permits / Inspections / Applications

Volusia County to assume development services for unincorporated residents effective July 1, 2022

Effective July 1, 2022, Volusia County will perform all permitting, application review, code enforcement, and public hearings for properties within unincorporated Volusia County as part of the Interlocal Service Boundary Agreement.

Unlicensed contractor activity is on the rise; here's how to protect yourself

March 24, 2022: The Development Services Department has recently observed a high volume of unlicensed contractor activity occurring within the city. Please protect yourself when considering a home improvement project by reviewing these tips.

Planning

Administers and monitors compliance with the city's Comprehensive Plan, Land Development Regulations, Future Land Use Map, and more.

Engineering

Oversees city construction projects, reviews permits to ensure compliance with design standards, generates maps and infographics using GIS and CADD, and consults on maintenance of public infrastructure.
